Even though property prices have gone through the roof, Rs 60 lakh remains a substantial sum that will get you three-bedroom apartments ranging in size from 1,150-2,000 sq ft in different parts of Delhi and its suburbs.

Let’s begin from south Delhi. In Vikram Vihar, situated on the Ring Road adjacent to Moolchand Flyover, you can get a three-bedroom apartment with a covered area of 1,150 sq ft. In East of Kailash you will get a three-bedroom builder apartment of 1,200 sq ft area, either on the ground floor or on the first floor. And if it is located on the second floor, then you get rights to the terrace. East of Kailash is situated on Lala Lajpat Rai Marg and is quite close to Nehru Place.

In east Delhi try Patparganj, which has numerous well-built society apartments. Here, a budget of Rs 60 lakh gets you a three-bedroom apartment of about 1,450 sq ft. The colony is ideally located: Noida, ITO, CP, Lajpat Nagar and South Ex are within a driving distance of less than 30 minutes.

If you wish to live in northwest Delhi, then you should try Rohini, which has many options to offer. Following improved connectivity to central Delhi with the coming of the Metro, demand for property has skyrocketed here. You can get an independent house on a plot of 60 sq m here. This will have one bedroom and a drawing room on the ground floor and two bedrooms on the first floor.

Try your luck in Dwarka. This suburb is now much in demand following the construction of a new link that takes you from the domestic airport to sector 6-10 in less than 10 minutes. Here you can get a society flat in sectors 6, 7 and 10 having a covered area of 1,600 sq ft.

You can get a three-bedroom apartment of 2,000 sq ft area in sectors 62, 93 in Noida

Go over to the suburbs next. In Noida this budget will get you a three-bedroom apartment having a covered area of 2,000 sq ft in sectors 62 and 93, says Ashish Kr Agarwal of Guide Realtors. Though these sectors are a little far off, commuting to south Delhi should not take you much time if you use the DND Flyover.

In Gurgaon you can get an independent house having a covered area of 150 sq yds in DLF Phase I and III. It will have a covered area of 60 per cent, and both the ground and the first floor will be fully built. If you wish to live in an apartment, then try Regency Park II in DLF Phase IV where you can get a three-bedroom apartment having a covered area of 1,450 sq ft, or Wellington in Phase V where you can get a four-bedroom apartment with a covered area of 1,750 sq ft.

Chandigarh

With a budget of Rs 60 lakh in hand, Chandigarh and surrounding areas offer you various options to choose from.You would be assured of quality and comfort in the residential accommodation on offer.

Let’s begin with Chandigarh. You can go for a ground floor of an old house in sectors 38, 40 and 37. If you want to a newly constructed house then check out single floor, 10 marla houses in sectors 37, 38 and 40. These newly constructed houses are generally equipped with modular kitchens, designer lights and fans, and wooden or marble flooring. Also check out sectors 15, 16, 33 and 34.

If you wish to live on a single, ground floor, then this budget can get you an 8 marla newly constructed house in sectors 38, 40, 22, 23 and 20. But if flats are what you wish to acquire, then you can check out HIG flats in sectors 43, 44, 45 and 39. These flats have three bedrooms with drawing-dining, kitchen and attached bathrooms.

You could also look around Panchkula which has several options on offer. It’s near Chandigarh yet peaceful. You can opt for an independent 6 marla old house in sectors 18, 17, 16 and 9 here. New constructions like that on a 6 marla plot will cost much more. You could also consider plots — available in sectors 20, 21 and 25 in Panchkula.
