Builder floors in Model Town and Ashok Vihar

Delhi

With a budget of Rs 40 lakh in hand, one can go shopping for decent sized flats in Delhi and the suburbs. In south Delhi, you can get a 1,000 sq ft apartment having three bedrooms in well-located C R Park. In D-6 of Vasant Kunj two-bedroom DDA flats are available. These flats have area of 725 sq ft.

North Delhi has some options. Suresh Sharma of Banwari Lal Properties, Model Town says, “Rohini has two-bedroom MIG flats. These have an area of 950 sq ft.” Derawal has builder floors of 724 sq ft. These have three bedrooms. “Model Town offers similar builder floors of 675 sq ft,” he adds. In Ashok Vihar you can get three-bedroom builder floors. These have area of 810 sq ft.

In East Patel Nagar you can get a builder flat of around 900 sq ft on a 100 sq yd plot. In Rajouri you can get 10 to 12 years old builder floor of 1,100- 1,250 sq ft constructed on 160 sq yd plot. It comprises of three bedrooms.

If you want larger spaces then try the suburbs. You can get three-bedroom independent floor measuring 1,700 sq ft, standing on a 250 sq yd plot in Palam Vihar. The cost however, will range between Rs 40- 45 lakh. You can also get small group housing flats of 760 sq ft in Jalvayu Vihar.

In Faridabad, check out Green Valley Township in sectors 41 and 42. Here you might be able to get a three-bedroom flat measuring 1,400 sq ft for this budget. In sector 21 C, 21 D and 46, you can get a group housing flat measuring between 1,100- 1,500 sq ft. For an independent kothi, check out sectors 30 and 31, where you can get a kothi on a 100 sq yd plot and built-up area of 1,000- 1,100 sq ft.

Mumbai

This amount will get you 1-BHK compact flats in the city and 2-BHK flats in most of the developed suburbs. But this amount will still fall short to buy a place in the upper class areas of the city. One can choose between size of the flat and proximity to the city centre, that is, if you go away from the southern parts, you will get larger spaces.

In southern Mumbai, one can get a small 1-BHK flat in decent middle class areas like Fort, Prarthana samaj, Tardev, Slater Road and Agripada. Central Mumbai has few areas where you can get 1-BHK flats to compact 2-BHK flats in various localities. Areas like Dadar, Matunga and Sion will get you 1-BHK flats. Wadala, Shivdi, Naigaon, Byculla, Worli village and Mahim may fetch you standard 1-BHK flats to compact 2-BHK flats in old buildings.

Suburbs on western as well central lines offer many options at this price. On central line, one can get 1-BHK flats in decent localities of Chembur, Vidhya vihar, Ghatkopar and Mulund.

You may get 2-BHK flats in the areas like Andheri-east, Jogeshwari-east and Goregaon-east. If you go further north, you may even get 3-BHK flats in the areas like Malad, Kandivali and Borivali.
